Single-zone is one outdoor unit running one indoor head. It's the right answer when you're solving one problem: the hot office, the cold sunroom, the addition over the garage.
Multi-zone runs several heads off one outdoor unit. This makes sense when you're conditioning a whole floor, a few rooms, or a house with no ducts at all. You get separate control in each space, one outdoor unit outside.
No rule of thumb beats measuring. The load calculation tells us whether one head carries the space or you need three, so you don't overpay for capacity you'll never use or come up short on the worst day of the year.
